Create and manage data center and colocation property listings with specifications, photos, certifications, and availability.
Overview
Property Listings are the core of the Marketplace discovery experience. Property owners and brokers create listings that describe data center and colocation properties with specifications, photos, certifications, and availability.
Each listing collects information across six main sections: Basic Info, Power & Utilities, Connectivity, Site Details, Documents, and Financial. The more complete your listing, the higher your Listing Quality Score—and the more visible and credible your property becomes to compute operators and investors.
Listings also receive Edge and Hyperscale Suitability scores (when power, connectivity, and zoning data are provided), a Listing Quality Score (0–100), and optionally a Power Intelligence screening report (Texas properties) and Professional Site Evaluation. You control which scores and reports are shown publicly.
Listings go through a review process before going live. Once approved, they appear in search results. View tracking and engagement metrics help owners understand interest.
How to Use
- Create a new listing from your dashboard. Choose whether you are listing as a property owner or broker (if your organization has both capabilities).
- Complete Basic Info: property name, address, city, state, postal code, country, region, acreage, site type (land, existing building, data center, mixed use, other), and description.
- Add Power & Utilities: add electrical, natural gas, water, and other utility providers with capacity amounts and units. Each provider can have availability milestones (current and future capacity). Power capacity is calculated from electrical providers; dual power feed is detected when you have two or more electrical providers.
- Add Connectivity: add fiber, wireless, and other connectivity providers with bandwidth, connection type (lit fiber, dark fiber, etc.), and diversity (dual entry, ring, mesh). Fiber access and carrier count are derived from these providers.
- Complete Site Details: building size, ceiling height, zoning, permits, environmental info. Mark whether the site is zoned for data center use.
- Upload Documents: add site plans, floor plans, photos, and utility diagrams. These improve your Listing Quality Score and buyer confidence.
- Add Financial: asking price, deal type, lease rate per kW, lease term, and whether terms are negotiable.
- Select listing type (standard or premium) and optionally add a Professional Site Evaluation. For Texas properties, Power Intelligence screening runs automatically. Submit for review. Once approved, your listing goes live.
User Roles
This feature is used differently depending on your role:
- Property owners
- List their own properties. Pay listing fees per property. Can enable colocation provider capability to publish offerings.
- Brokers/agents
- List properties on behalf of owners. Must complete broker certification. Lower listing fees than property owners.

How It Ties to the Ecosystem
When a compute operator selects a listing for a project, that site flows into ComputeComplete for RFP and deployment workflows. Colocation offerings connect to ColoComplete for capacity and work order management. Listings can indicate GridColo-managed status for Powered by GridColo facilities.

- Detailed narrative about the property. Longer descriptions (200+ characters) earn bonus quality points.
Power & Utilities
- Power Capacity (MW)
- Total power capacity in megawatts. Can be entered directly or calculated from electrical utility providers.
- Power Source
- Source of power (utility, onsite generation, etc.).
- Renewable Power
- Whether the site has or can access renewable power.

- Detailed description of power infrastructure.
- Power Price per kWh
- Power pricing if applicable.
- Dual Power Feed
- Whether the site has dual utility feeds (A/B). Detected when two or more electrical providers are added.
- Power Voltages
- Available voltage levels.

- Legacy field; prefer adding electrical utility providers.

- Legacy field; prefer adding utility providers via the provider list.

Listing Quality Score
The Listing Quality Score (0–100) measures how complete and detailed your listing is. Higher scores improve visibility and credibility. The score is calculated from five sections with weighted fields. Bonus points are awarded for completing all sections and adding detailed descriptions.
You can view your quality score and section breakdown in the listing dashboard. The system suggests which fields to complete to improve your score, sorted by impact.
How the Score Is Calculated
Points are awarded for each completed field. Maximum 100 points total.

Bonus Points
- +5 pts: All six sections (basic, utility, connectivity, site info, documents, financial) marked complete.
- +3 pts: At least one availability milestone added for power or connectivity.
- +2 pts: Description longer than 200 characters.
Edge & Hyperscale Suitability Scores
Edge and Hyperscale Suitability scores evaluate how well your property fits different deployment types. Edge targets 50–100 kW deployments (e.g., edge computing, small colocation). Hyperscale targets 10+ MW campus deployments.
To receive scores, you must provide: power capacity (from utility providers or legacy fields), fiber connectivity (has_fiber or connectivity providers), and zoning information (is_zoned_for_data_center or zoning).
The assessment evaluates power capacity, power resilience (dual feeds), fiber access and distance, fiber diversity, zoning status, and water availability. Fatal flaws (e.g., zoning prohibited, no fiber, insufficient power) result in a No-Go rating.

Evaluation Criteria
The assessment evaluates power capacity, power resilience (dual feeds), fiber access, fiber diversity, zoning, and water availability. Edge targets 50–100 kW deployments; Hyperscale targets 10+ MW campus deployments.
Power capacity: Edge favors 50–100 kW; Hyperscale favors 10+ MW. Insufficient power triggers No-Go.
Power resilience: Dual utility feeds add points; single feed may incur a penalty for Hyperscale.
Fiber access: Distance to nearest fiber and carrier count. >50 km triggers No-Go.
Fiber diversity: Dual paths add points.
Zoning: By-right, conditional, or prohibited. Prohibited triggers No-Go.
Water: Optional but improves score when specified.
Power Intelligence Report
Power Intelligence screening analyzes proximity to transmission lines and gas pipelines. Available for Texas properties; additional states coming soon.
The screening uses your listing address to identify nearby high-voltage transmission lines (with voltage levels and distances) and natural gas pipelines. Results include capacity analysis, corridor tables, facility signals, congestion signals, and a narrative summary.
Texas properties receive a free Power Intelligence screening when the address is complete. You can re-run the screening from the listing dashboard. The full report can be exported as PDF.
You control what is shown publicly: Do Not Show, Score Only, Electric Only, Gas Only, Electric and Gas, or Full Report. Configure this in your listing settings (public_power_display).
Professional Site Evaluation
Professional Site Evaluation is a paid add-on that provides a comprehensive assessment and written report. Property owners and brokers can purchase it when submitting a listing.
The evaluation includes a detailed review of the property, infrastructure, and suitability. A written report is delivered upon completion. Pricing varies by role (property owner vs. broker).
Listings with a completed Professional Site Evaluation can display an evaluation badge. The evaluation status, score, and report path are stored on the listing.
